How Much Does Carpet Cleaning Cost

Depends on the size of the job and the state of the carpet. That's the honest short answer. Below are the typical figures for and a breakdown of what actually pushes the price up or down, useful whether you're pricing a domestic clean or managing a commercial building.

Two ways the price gets worked out

Most carpet cleaners charge per room or per square metre. Per room is simpler and works fine for domestic jobs where rooms are roughly standard sizes. Per square metre gives a more accurate figure for commercial premises where floor areas vary a lot a reception area and a corridor are both rooms, but they're completely different jobs.

For commercial work, any reputable cleaner will want to do a site survey before committing to a price. There's too much that affects the final figure, total floor area, the condition the carpet is in, whether out of hours work is needed, what treatments are going on. A number given over the phone without seeing the building isn't worth much.

What moves the price up or down

Size of the area

The biggest factor. A single carpeted office and a four-floor commercial building are completely different jobs in terms of time and cost. For commercial work we measure actual floor area rather than counting rooms, because room count alone doesn't tell you enough about the scale of the job.

How long since the last clean

A carpet that's been left a long time needs pre treatment before the main extraction. Heavily soiled areas need more dwell time, more passes with the machine, sometimes specialist pre sprays. All of that adds time and cost. Clients who book on a regular schedule don't usually run into this because the carpets never get far enough gone to need it. That's one of the practical reasons a planned cycle costs less per visit than reactive one off bookings over the same period.

Type of carpet

Carpet tiles, deep pile and woven wool all need different temperatures and cleaning solutions. A method that works well on a tight loop commercial tile can damage a wool carpet quickly. We check the carpet type before starting rather than applying the same approach to everything.

Stairs

Stairs take longer per square metre than open floor areas the steps, risers and edges all have to be done individually rather than running a machine across a flat floor. In a multi storey commercial building with a busy main stairwell, the stair clean can be a real chunk of the total. Worth knowing upfront rather than being surprised when the quote comes back.

The good news is that stairs show the result of a clean more clearly than almost anywhere else in a building. They're one of the first things people see when they walk in.

Out of hours work

A lot of commercial clients need us in evenings or at weekends to avoid disrupting the working day. Evening and weekend slots are usually available. Depending on timing they can carry a small premium, though for most jobs it's marginal.

Treatments

Stain protection, anti static and infestation treatments are charged on top of the clean itself. They're worth booking at the same time the treatment bonds better to freshly extracted fibres than to carpet that's been sitting for a few days. Doing them separately costs more and doesn't work as well.

How regularly you book

Clients who book on a regular schedule pay less per visit. The cleans are quicker too because we're not dealing with heavy soiling or pre-treatment. For anyone who maintains a commercial building, a planned contract nearly always costs less over a year. It also keeps the building looking good all the time, not just for a few weeks after each clean.

Floor area across multiple zones, building access and layout, out of hours requirements, the condition of the carpet across different areas, treatments needed none of that can be assessed from a conversation. A price given without seeing the building is either a guess or a loss leader.
